The water from the well is absolutely pure and noticeably delicious. You will never buy a bottle of "designer" water again. There is no chlorine, nitrate, nitrite, or harmful bacteria. It has tested negatively for everything. The well is artesian - sunk in deep in the bedrock of the Berkshire Aquifer at the same level as the surrounding reservoirs; in other words, the well will only "go dry" only after most of upstate New York and Connecticut does.

There is a fully-ducted, adequately-powered full-house central air conditioning system.

Five separate heating zones - including a "house core" zone help to conserve energy. The furnace is oil-fired (hot water heat, not forced air) and there is a separate oil-fired furnace and storage tank for domestic hot water. The cast-iron radiators and plaster walls hold the heat. Two 275 gallon oil tanks are located in the basement. The former outside in-ground oil tank was professionally abandoned. The attic, crawlspaces, and pipes are fully insulated. All gutters have drains leading away from the house. Plumbing pipes and wires are copper.

There is an 220 amp electrical service with plenty of room for future power demands. New York State Electric and Gas supplies electricity. Most light switches are variable intensity.
